The East End Makers Hub was the renovation of an existing 280,000 SF light industrial manufacturing facility into an industry hub to serve small business owners in the East End area. The scope of work included 110,000 SF build-out for future tenant suites and shop spaces that include dedicated lighting, power, and air condition spaces and controls. The base building package included a complete electrical service upgrade, air conditioning space, completely new gas and sanitary lines, an exterior storefront, canopies for new entrances, and an interior white box for buildouts. The North end of the building included a 65,000 SF buildout of industrial-type spaces with ventilation, lighting, power, and a loading dock. The building will have 65,000 SF of collaborative maker space and 220,000 SF of fabrication/studio rental space.

Also included in the package was a 65,000 SF buildout for TXRX Labs that includes conference rooms, office spaces, training rooms, and a gallery in the front. The back spaces include machine rooms, electronics, jewelry, wood shop, and welding spaces with power for 90 various pieces of equipment and air conditioning.
